    This property is located in Cochise County (named after the famous Apache chief) in the Southeastern Corner of the State of Arizona.     Cochise County has a lower property taxation rate than most Arizona counties and the county seat is located in Bisbee, Arizona. The county consists of two main "valleys", the San Pedro Valley and the Sulphur Springs Valley. The San Pedro Valley is the fastest growing of the two areas. The largest city is Sierra Vista which is growing at fast rate with new businesses and people moving in constantly. The areas outside of the city limits are expanding at an astonishing rate along with the soaring land values, the next largest town is Bisbee and then Benson. The Sulphur Springs Valley is just now coming into it's own with the largest towns being Willcox at the north end of the valley and Douglas which is located by the border of Mexico. Pearce-Sunsites is the next largest community with a steady influx of people and small businesses moving into the area. The outlying rural areas have a lot of working families that own their own small businesses or work in the outlying communities of Willcox, Benson, Sierra Vista, Ft. Huachuca and even Tucson as it is an easy commute to reach the metropolitan areas of the large towns via the I-10 corridor.

    I-10 and the Union Pacific Railroad travel across the top of the county providing excellent road and rail transportation for export of products made in the area. These transportation hubs also extend down to the Mexico border, the railroad line from Benson to Douglas has been recently re-done to provide more movement of rail freight. State Highway 191 runs from I-10 to Douglas, AZ with a highway connecting to Bisbee. State Highway 92 runs from I-10 to Sierra Vista/Ft. Huachuca and then on to Bisbee. These main highways meet and make a large U from the interstate which interconnects all these areas.

    Southeastern Arizona's environment can be characterized as a high desert grassland with elevations ranging between 3,500 and 6,000 feet. Several dramatic mountain ranges run through the county with the highest peak in the Chiricahua Mountains at an elevation of 9,796 feet. Cochise County is an ecological crossroads, where habitats and species from the Sierra Madre of Mexico, the Rocky Mountains, and the Sonoran and Chihuahuan deserts all can be found. The abrupt rise of mountains from the grasslands creates 11 sky "islands" harboring rare species and communities of plants and animals. The southeastern part of Arizona is rich in history, natural wonders, birds and native vegetation.

    The climate is generally mild with over 300 days of sunshine a year, average summer temperatures are in the 70s and average winter temperatures are in the high 40s. Humidity is very low yet warm summer days are frequently cooled by afternoon thundershowers. The land is perfect for ranching, camping, hunting, hiking, as well as off road recreation. Shopping and Services are available in Historic Bisbee (the county seat) approximately 62 miles away.     DRIVING DIRECTIONS: From the Intersection of Interstate 10 and US 191 (Exit 391 approximately 9 miles West of Willcox) head South on US 191 for approximately 15.6 miles to the intersection with Birch Road. At this point, turn Left and head East on Birch Road for approximately 3.1 miles. At this point there is an intersection with a North/South Running dirt road. Turn left and head north on dirt road and go 1.8 miles. At this point (.25 miles south of east-west running road East Sulpher Springs Road) turn left and head west on dirt road and go .17 miles. The southeast corner of the property is on the north side of dirt road. Roads leading to the property may not be completed and road signs may not be present. All distances are approximate.
